Reporting boundary

The contract documents use 'Health Campus' to mean the whole site including BOTH the publicly funded Public Patient Facility and the privately funded 60-bed Private Patient Facility, plus Shared Infrastructure and Commercial Facilities. The $339.7 million is the State's payment for the Public Patient Facility and the public patient proportion of the Shared Infrastructure ONLY. The private hospital and the private share of shared infrastructure were built at no cost to the State under the same D&C Agreement, and their Contract Sum is redacted. So $339.7m is NOT the whole-of-campus construction cost. Similarly, the 4.4 hectare total floor area and 1 hectare footprint in Table 1 are stated for the 'Total Facility', which on its face includes the private component, so the area figures and the cost figure are drawn on different boundaries and must not be divided into a $/sqm rate. Other campus facts with no matching schema field: site area approximately 8 hectares (vacant Crown land); approximately 220 publicly available car parking bays; building height 5 floors, approximately 20 metres; 80% single-occupancy inpatient bedrooms (versus approximately 30% in the State's reference design); 159 KPIs of which 104 carry abatement; minimum design Service Life of 50 years (Services Agreement Schedule 5 s9.1, PDF page 270).
